Developer aims to rake in RM300m from housing projects under Phase Four of Taman Setia Indah, Johor Baru, by year-end. [ 15/3/2003 ]

PROPERTY developer Setia Indah Sdn Bhd, a subsidiary of SP Setia Bhd, targets RM300 million in sales from 1,500 units of residential and commercial project under Phase Four of Taman Setia Indah, Johor Baru, by year-end.

Under the new phase, 490 units of single-storey and 421 double-storey units will be built. A total of 95 units of shophouses will also be built.

The development will cover a 360ha site about 13km from Johor Baru. Phase Four will be ready by 2005. To date, about 30 per cent of the construction has been completed.

Company sales and credit control manager Azman Amarashikin told Business Times that since the Taman Setia Indah project was launched in January 2001, a total of 4,000 residential units valued at over RM500 million had been sold.

He said Setia Indah is upbeat about achieving the RM300 million sales target set for this year despite the current economic uncertainties.

“We are confident that the strategic location and affordable prices of our houses will appeal to customers,” he said.

Last year, the company achieved RM270 million in sales turnover.

Azman said one of the main selling points of the project is the “green lung” within the development.

The housing project recently won the top prize for landscaping (neighbourhood park category) under the National Landscape Competition 2002 organised by the Local Government and Housing Ministry.

A unique feature of the project is a RM5 million town park spread over 8.1ha within the development, featuring a children’s playground, jogging track, reflexology path, a fountain, a mini football field and an observation tower. “We have so far spent RM153,575 on the upkeep of the park and other greenery within the housing estate,” Azman said.

The housing estate is divided into 12 precincts, with each having its own green lung.
