Mah Sing to focus on luxury houses [ 23/1/2006 ]

ENTHUSIASTS of bungalows and semi-detached houses can look forward to more offerings from Mah Sing Group Bhd, especially at its four projects in the Klang Valley.

About 90% of the group’s product offerings in the Klang Valley and up to 30% of its housing projects in Johor are semi-detached houses and bungalows.

There will be ample supply to choose from, especially with new launches worth RM700mil to RM800mil from Mah Sing this year.

''We believe there is a big pent-up demand for such houses in the Klang Valley, as only 4% of the housing supply here comprise semi-detached houses and bungalows,'' Mah Sing president and group chief executive Datuk Leong Hoy Kum said.

Datuk Leong Hoy Kum says Mah Sing aims to achieve sales of RM600mil this year, up from RM500mil last year.

He added that the group’s target market was up-graders and new buyers.

Leong said the group’s strategy to focus on mid-high-end properties in prime locations had borne fruit, judging from the take up rate of 86% for its project launches as well as unbilled sales of RM387mil.

''This is evident from our Aman Perdana project, which has a take up rate of more than 80% and sales of RM263mil since its launch in March 2005,'' he added.

Aman Perdana in the Meru-Shah Alam growth corridor comprises only affordably priced semi-detached houses and bungalows. It will see more launches in several phases over the next four years.

The project, which was launched in March last year, will have gross development value (GDV) totalling RM858mil.

Damansara Legenda, a gated community with semi-detached houses and bungalows, will have another RM32mil worth of bungalows available for launch.

Leong said in continuing its series of medium-high-end homes, Mah Sing would launch limited edition semi-detached houses and garden bungalows in Perdana Residence, Selayang, in March.

Perdana Residence offers 75 medium-high-end homes priced at RM400,000 to RM1.1mil.

''It will be the first Perdana-Legenda series of homes that come with superior features. Our target market will be up-graders from established townships in Selayang,'' he noted.

The project is near the Forest Research Institute of Malaysia.

''Against the lush flora and fauna, these homes have functional interiors that open into the garden to give a sense of spaciousness and airy surroundings,'' he said.

Up for launch in the second half of this year will be the 261-acre Sierra Perdana in Plentong, Johor.

The mixed residential and commercial development, with a GDV of RM500mil, will comprise 4,219 properties, including terrace and semi-detached houses.

Located some 10 km from Austin Perdana, the project is accessible via the Pasir Gudang Highway and Jalan Masai to the north.

In future, it will be directly accessible via the proposed Coastal Highway, which is about 12 km from Johor Baru, through the southern tip of the development.

The surrounding established townships of Bukit Rinting, Taman Kota Cahaya Putri, Bandar Seri Alam and Taman Rinting provide a ready catchment market.

''We are upbeat about the two new projects which will offer new concepts to our range of products. Our attractive pricing strategy, as proven in Aman Perdana, will blend well with our range of product offerings,'' he added.

Meanwhile, more launches are expected from Austin Perdana in Tebrau, Johor. It will comprise mainly the Perdana series of houses.

Sales have reached RM433mil and another RM133mil worth of properties will be launched over the next three years.
