UNITED Malayan Land Bhd (UM Land) is projecting RM1.2bil in sales from its second township project in Johor, Seri Austin in Mukim Tebrau.

Senior general manager Zulkifli Tahmali said the project on 202.34ha freehold land would keep the company busy for the next five to seven years.

He said the project would be undertaken by UM Land’s wholly-owned subsidiary Dynasty View Sdn Bhd, which was also developing Bandar Seri Alam in Masai.

Upon completion, the nine-phased Seri Austin will have 6,000 residential units and a population of 30,000.

''Mukim Tebrau is a hot spot for property developers with many on-going and soon-to-be-launched projects,'' Zulkifli said last Thursday at a press conference to announce the launch of the project.

He said the project would offer 4,000 single- and double-storey link houses and double-storey semi-detached units, 1,800 apartment units and townhouses, and 200 shop lots.

Zulkifli said the company had no plan to build big commercial complexes or hypermarkets in the township.

''We want to create a close-knit neighbourhood and by not having commercial facilities, traffic in the township would be less congested,'' he said.

Zulkifli said there were already five hypermarkets within the vicinity, which would soon see a large shopping complex coming up.

Dynasty View acting general manager Wong Kuen Kong said the company would launch, under phase one, 153 single-storey link houses with mezzanine floor, at a non-bumiputra price of RM149,800 each.
